Program Overview

Building managers and engineers are under intense pressure to get their properties prepared for tenants coming back to work. Tenants feel anxious and want assurance they are entering a safe space. There is conflicting information about what should be done with the HVAC systems to help prevent the spread of COVID-19. Operating engineers receive calls encouraging them to upgrade air filters and install other devices while some people contend the proposed remedies will do little to stem the spread of the disease. Meanwhile, building owners want to do the right thing while optimizing capital and operating expenses. This seminar addresses all these concerns.

ESD will review if COVID-19 can spread through airborne transmission and best practices for the operation of HVAC systems. We will recommend nine cost-effective actions to consider before tenants come back to work. We will explore advanced measures to implement that will provide transparency to tenants about their IAQ. A veteran facility manager will also discuss what tenants may want in future leases as they focus more on wellness and IAQ.

About the Speakers


Raj Gupta

He holds bachelor degrees in management engineering and mechanical engineering from Claremont McKenna College and Washington University, respectively, along with a master degree in communications from Northwestern University.

He has extensive experience managing global real estate portfolios consisting of a wide range of facilities in Europe, Asia, South America and all across North America. He has managed construction projects that range in size from small reconfigurations to major, ground-up headquarter campuses. Rob holds a Bachelor of Architecture degree from the University of Illinois at Chicago, where he graduated magna cum laude and as the recipient of the Distinction in Design Award. At the age of 14, Rob earned the rank of Eagle Scout, the youngest ever in the State of Illinois–a hard-won accomplishment and hallmark of his determination.
